Foundation crack repair

Some cracks are a water problem. Some are a structural question. The first job is telling them apart.

What we look at

Width, direction, location, whether it runs through the full thickness of the wall, whether it's changed over time, and whether it's actively passing water. A narrow vertical crack in a poured wall that weeps during heavy rain is a different situation from a horizontal crack with displacement.

If what we find looks structural, we'll tell you plainly and recommend a structural engineer rather than filling it and calling it solved.

Repair approaches

• Injection — for non-structural cracks in poured concrete walls, filling the crack through the full wall thickness
• Masonry repair — repointing and repair for deteriorated mortar joints in block and stone walls
• Drainage instead of sealing — where the wall is passing water at multiple points, sealing one crack tends to move the problem rather than end it

• Horizontal cracks, especially with bowing or inward movement
• Stair-step cracking through the mortar joints of a block wall
• Cracks that have visibly widened
